James P. Harwood
James P. Harwood is an associate in the firm’s Business, Financial Services & Real Estate Division in Orlando, Florida where he handles a wide range of issues that arise in default servicing. A former chief attorney and assistant general counsel with the Florida Division of Real Estate, Department of Business and Professional Regulation in Orlando, his experience ranges from counseling and regulating sales associates, brokerage, and appraisal cases before various Florida agencies and boards to resolve disputes through administrative proceedings to litigating both simple and complex cases at the district court and appellate levels. Mr. Harwood’s recent practice is concentrated on commercial litigation with emphasis in the areas of real estate, creditors’ rights and bankruptcy, landlord and tenant disputes, and collection matters. Mr. Harwood handles lender representations, including loan servicing and default-related legal services ranging from loss mitigation to foreclosure, evictions, and REO closings.
Mr. Harwood’s experience spans over 20 years with the representation of clients at arbitration, appraisal, mediation, jury trials, non-jury trials, and post-trial. Historically, his practice has focused on real estate law, general litigation, and administrative law. He has also assisted clients in corporate and business law, personal injury, probate matters, consumer law, family law, criminal law, code enforcement, and state and county government regulation. Prior to joining QPWB, he was an associate attorney with an insurance defense law firm in Winter Park, Florida representing property insurance companies where he counseled and represented clients, from case inception through trial, in first party property insurance claims and coverage disputes. Previously, Mr. Harwood practiced at his own law firm in Fort Myers and Orlando where he remained principal attorney for several years representing clients in the areas of civil litigation, real estate law and administrative law where he handled purchase and sales agreements, short sales transactions, foreclosure matters, timeshare sales, evictions, landlord tenant disputes, escrow disputes, loan modifications, commercial transactions, condemnation, and eminent domain matters. In administrative law matters, he represented real estate licensees, appraisers, contractors, and corporations before the Department of Business and Professional Regulation and Division of Real Estate on disciplinary hearings and applications issues.
Mr. Harwood received his Juris Doctor from Drake University in December 1999 and a Bachelor of Arts in Criminal Justice from the University of South Florida in 1995.
